Why Buyer's Representation is a good idea:
- Without representation, any other agent has a fiduciary duty to disclose your position
 to the seller.  Are you in a situation where you HAVE to find something IMMEDIATELY?
 Do you need ALL of your closing costs paid to get into a home?  Do you have MORE money
 and could easily pay MORE than your offering?  There are so many scenarios, but the                   
  bottom  line is this: If you don't have representation, this knowledge puts the seller at the              
  advantage.
Confidentiality is key to structuring a good deal.  If you're looking at homes, calling on the
yard signs, and meeting with Realtors from each office, the chance greatly increases that
you could say something or give key pieces of information away without even realizing it.


How does agency work?
- You make one call, and get into LOTS of homes.  You can burn through several tanks of              
  gas driving the neighborhoods, calling on yard signs - driving back through the                               
  neighborhoods, meeting with different Realtors, looking at homes that you have no idea              
  what the interior is like.  I can send you an ENTIRE list of properties in your price range,                
  favorite areas, favorite school zones, etc., complete with INTERIOR PICTURES - via e-mail.         
  Pick out your top choices, and I'll set up showings at YOUR most convenient time.
- I can make sure you have your financing in line.  A lot of people I've run into have gone
 online, used a loan calculator, and then hit the streets - burning up gas - looking at homes
 only to find the one they want, and then boom, reality hits, they get to a loan officer and
 find out, not only can they NOT afford their dream home (because they've made the mental          
  "buy") they now have to start all over looking in another price range.  Or even worse, they               
  KNOW their price range, find the home they want, but somebody else wants is too!  Getting         
   your financing straight from the beginning means you can jump at that opportunity when it          
  comes, instead of taking a day off from work to scramble paperwork to a loan officer.  As              
  YOUR agent, I can make sure you're looking at the right priced home, and save you time              
  and trouble (and gasoline) to make your search as productive as possible.  Then when               
  you finally find the home you want, you're all set up to make that offer.
